50 Market Street South is a master-planned community delivering 2,300 diverse housing units and vibrant mixed-use spaces to downtown Brantford. This catalytic redevelopment transforms a 4.8-hectare underutilized commercial site into a dynamic anchor for Lower Downtown’s economic and social renewal, honouring the city’s historic roots.

At the heart of downtown, the site is more than new development—it’s a reimagined neighbourhood where residents, students, and visitors can live, learn, work, and connect. The plan includes 290 dedicated student housing beds, with a portion reserved for local Indigenous students, deepening ties between the city and its growing academic community.

Three new internal private streets establish pedestrian-oriented connections throughout the site. Designed with high-quality materials and active frontages, these streets foster social interaction and community well-being. A central gathering place serves as the communal heart, bringing residents and visitors together through events and everyday encounters.

Sustainability is integrated throughout the design. Solar photovoltaics, geothermal systems, and environmentally conscious building practices reduce the community’s environmental footprint. Our Landscape First approach ensures that green infrastructure and ecological connectivity are foundational elements of the built environment.

This development embraces a holistic vision that balances heritage and innovation, creating a neighbourhood rooted in Brantford’s unique character. It supports diverse housing needs while promoting inclusive social spaces.
