We believe housing should connect people to nature. At 62 Bayview Parkway, our design places residents in direct relationship with the Mabel Davis Conservation Area and East Holland River. The building's unique Y-shaped form responds to the natural topography, ensuring as many units as possible enjoy visual connections to the surrounding forest canopy.

Our landscape-first approach stitches the conservation area back together. The building's generous setback from Bayview Parkway allows the north and south ends of the adjacent conservation lands to reconnect, creating a continuous forested buffer. A landscaped public pathway wraps the building perimeter, giving everyone access to enjoy the conservation lands while preserving the existing bird sanctuary.

Community gathering happens where architecture meets nature. Nestled into the Y-shaped form on the ground floor, indoor and outdoor amenity spaces create direct visual and physical connections to the forest. The large amenity deck extends into the landscape, while terraced gardens with raised beds encourage active participation and healthy living for all residents.

This development advances both affordability and sustainability. With 175 affordable units out of 246 total, the building targets Passive House certification and a 55% reduction in operating energy consumption. The panelized metal cladding system meets strict air tightness requirements while enabling faster construction, helping keep costs down. Twenty percent of units meet accessibility standards with universal design throughout common areas.


The outdoor spaces strengthen community bonds beyond the building itself. A large children's play area and community gathering spaces with terraced landscaping are designed as neighbourhood amenities, open to the surrounding area and encouraging connections between new and existing residents.
